Water Damage Restoration Cost in Ontario: What Drives the Price

4 min read ยท Costs & insurance

Water damage restoration cost in Ontario is driven by five things: how much area got wet, what kind of water it was, how long it sat, what materials soaked it up, and how many days of drying equipment the house needs. Most water jobs we do in the London area run $1,950 to $11,000. A small clean-water leak caught the same day sits at the low end, and a finished basement that sat wet for days sits at the high end.

What are you actually paying for?

A mitigation invoice is made of a handful of line items. Knowing them makes any quote easier to judge.

How the type of water changes the price

The industry standard for this work, IICRC S500, sorts water into three categories. Category 1 is clean water from a supply line or a tub overflow. Category 2 is water with some contamination, like a dishwasher or washing machine discharge. Category 3 is grossly contaminated water, such as sewage or water that has come in over the ground.

Clean water lets us dry a lot of materials in place. Contaminated water does not. Carpet pad, drywall and insulation touched by Category 3 water come out, the area gets contained, and surfaces get cleaned and disinfected before drying starts. That means more labour, more protective gear and more disposal, so the same room costs noticeably more to mitigate after a sewer backup than after a burst supply line.

Why time is the biggest cost driver

Water spreads. It wicks up drywall, runs under walls into the next room and soaks into subfloor. A leak found and extracted within a few hours might mean one room and three days of drying. The same leak left over a long weekend can mean several rooms, a ceiling below and materials that are now too far gone to save.

Clean water also does not stay clean. After a couple of days sitting in building materials it is treated as contaminated, and mold can start growing on wet drywall and wood in as little as one to two days in warm conditions. Once mold is in the picture, the job needs containment and removal steps that a same-day call would have avoided. Fast action is the cheapest tool you have.

Materials, access and layout

Two floods of the same size can price out differently because of what got wet.

Many older homes around London have plaster walls and thick wood trim. These can often be saved, but they take patience and more drying days than modern drywall.

How drying days add up

Drying is finished when the structure is dry, not when the calendar says so. We dry until framing reads under 16% wood moisture content and log the readings every day, so you can see the numbers come down. A typical clean-water job takes a few days. Dense materials, cold basements and deep saturation take longer.

Since equipment is billed per unit per day, both the number of machines and the number of days matter. A contractor who sets too few machines stretches the job out. One who pulls equipment early leaves moisture behind in the framing, and that is where later mold problems come from.

What a water damage restoration price in Ontario usually leaves out

A mitigation price covers getting the house clean, dry and ready to rebuild. It usually does not cover the plumber who fixes the failed pipe, or the drywall, flooring and paint afterwards. We do mitigation only and refer the rebuild to local contractors, so our quote stops at dry framing. Ask any company you call exactly where their number stops. HST is added on top in Ontario, so check whether a figure you were given includes it.

Shut off the water, take wide and close photos of every wet area, and note when the leak started and where the water came from. With that, a contractor can tell you the likely scope and a written price instead of a guess. We turn photo quotes around within 2 hours between 7 am and 9 pm. The sooner extraction starts, the smaller every line on the invoice gets.

Common questions

Is water damage restoration billed by the square foot?

Some line items are, such as flooring removal or drywall cuts. Most of the cost comes from labour hours and equipment days, so square footage alone does not predict the total.

Can I rent a dehumidifier and dry it myself to save money?

For a small clean-water spill on a hard surface, often yes. For water that got into walls, under flooring or into insulation, rental-store equipment and no moisture meter usually means hidden moisture gets left behind.

Does the cost go up after hours?

Many companies charge an emergency or after-hours rate for the first visit. Ask about it on the phone before anyone is dispatched so it does not surprise you on the invoice.
