Water Stain on the Ceiling: Roof, Plumbing or Condensation?

4 min read ยท Leak detection

The usual water stain on ceiling causes are a roof leak, a plumbing leak from a bathroom or pipe above, and condensation forming in the attic or on a duct. You can usually tell which by three things: what is directly above the stain, when it gets worse, and what shape it is. Find and fix the source before painting, because a stain that is primed over while still damp will come back.

Water stain on ceiling causes at a glance

How to tell a roof leak

A roof leak needs a roof above it, so start by ruling it in or out. If there is a bathroom or another floor over the stain, the roof is unlikely. If the attic is above, check the timing. Roof stains grow after rain, especially wind-driven rain, and after snow melts. They stay the same through dry weeks.

Most roof leaks happen at openings and joints, not in the middle of a field of shingles. Flashing around chimneys, rubber boots around plumbing vents, skylights, valleys and the spots where a lower roof meets a wall are the usual culprits. Water also travels. It can run down a rafter or along the top of the vapour barrier and drip a metre or two away from where it came in, so the stain is a starting point and not an exact marker.

If you can get into the attic safely, go up with a flashlight and look above the stain. Dark streaks on the underside of the roof deck, a wet or matted patch of insulation, or a rusty nail line all point up toward the entry. Step only on the framing, never on the drywall between joists.

How to tell a plumbing leak

Plumbing stains sit under water. Think about what is above: a toilet, a tub or shower, a sink, a washing machine, or supply lines running through the joist space. Then watch when it changes.

Plumbing stains tend to be rounder and closer to the fixture than roof stains, and they do not care about weather.

How to tell condensation

Condensation stains fool people because they look like a roof leak and often show up when the roof is covered in snow. Warm, moist house air gets into a cold attic through gaps around light fixtures, the attic hatch and fan housings. It condenses or freezes on the cold surfaces up there. In a long cold spell frost builds on the underside of the roof deck and the nail tips. When the weather turns mild it melts all at once and drips onto the ceiling.

Bathroom fans are the other common source. A fan duct that runs through the attic without insulation, or one that sags, collects condensation inside and drains it back to the fan housing. The result is a stain right around the fan grille. A fan that vents into the attic instead of outdoors does the same thing on a bigger scale.

What the stain itself tells you

A stain with several rings, like a contour map, has been wet and dried many times. That points to something intermittent such as rain, showers or freeze and thaw cycles. A single stain that keeps spreading with a damp centre points to a constant supply leak. Press the centre gently. Soft or sagging drywall means it is wet now and has been for a while.

If the ceiling is bulging with water, keep people out from under it and turn off power to any light fixture in the wet area. Put a bucket underneath and make a small hole at the lowest point with a screwdriver so the water drains in a controlled way instead of bringing down a section of ceiling.

Before you paint over it

A dry stain from a leak that was repaired can be sealed with a stain-blocking primer and repainted. First confirm it really is dry and the source really is fixed. The drywall can feel dry on the room side while the insulation above stays wet, and wet insulation over a ceiling is a common place for mold to start. A moisture meter on the ceiling and a look from the attic settle it. Our leak detection and moisture inspections run $249 to $549.

For now, outline the stain in pencil, date it, and take a photo. Then note the weather and what was used upstairs each time it grows. A week of notes usually points clearly at roof, plumbing or condensation.

Common questions

Will a ceiling water stain go away by itself?

No. The mark is left by minerals and tannins carried by the water, and it stays after the ceiling dries. It needs a stain-blocking primer before paint.

Does a brown ceiling stain mean there is mold?

Not necessarily. The brown colour is usually residue from the water. Mold is more likely if the area stayed wet for days, feels soft or smells musty, and the top side of the drywall is where it tends to grow.

Do I need to replace drywall that got wet once?

Not always. Drywall that was wet briefly, dried quickly and is still hard and flat can stay. Drywall that sagged, crumbled or stayed wet for days should be cut out.
